Q. Who usually sells their houses to us?

A. People with special situations use us for a number of reasons, including: 

  • Facing foreclosure

  • Sell a property inheritance quickly

         You can sell quickly with a fast, hassle free closing, and all cash sale, or some type of a trade if you need.


 

Q. What if we owe more than what it is worth?

A. We have a couple solutions for this. This does NOT involve a “short sale” with the lender. Your credit is protected.



Q. Do we need to make repairs?

A. No, the repairs will be done by us or one of our buyers. The house may need a little work, a lot of work, or be ugly.



Q. What is the process?

A. We can offer you solutions that fit your need. The different solutions have different processes; however, they are all done simply. 

They are all legal and done by a title company or real estate attorney.



Q. Who pays the closing costs?

A. When you sell using my investing or to many others, there is no real estate commissions. I could list your house if that fits you best and there are commissions. We strive to have the buyer pay all the closing costs, MAYBE even all the taxes and payments you owe.



Q. How long does this take?

A. We can usually get an offer to you within a day or so if you fill out the form and give us the basic information.

We can close within a week of getting title information.  Title information shows all the liens on the house such as mortgage, improvements, repairs, and we can even work with you if you have IRS lien.



Q. Do we need a Realtor?

A. No, we buy direct from you. If you do have the house listed with a Realtor, we will work with them. Dale is a TX agent and is not soliciting your listing.



Q. Do we buy more than houses?
